The standard document checklist
1. Proof of identity
- South African ID book or ID card (green barcoded ID or smart ID card)
- If you're a foreign national: a valid passport and visa or permit
2. Proof of income
- Latest 3 months of payslips (most agents want all three, not just the most recent)
- If you're self-employed: recent bank statements showing consistent income, and/or a letter from your accountant
- If you receive commission or variable income: 6 months of bank statements is often more useful than payslips alone
3. Bank statements
- Latest 3 months of stamped or official bank statements
- Statements must show your name, account number, and be in an acceptable format — PDF from the bank, not a screenshot
4. Proof of address
- A utility bill, lease agreement, or official letter dated within the last 3 months
- Must show your name and current address
5. Rental history or reference
- A reference letter from a previous landlord or managing agent is valuable but not always required
- First-time renters can provide a character reference from an employer instead
6. Employment letter (sometimes required)
- A letter on company letterhead confirming your position, salary, and length of employment
- Not always asked for, but having it ready speeds things up
