Gather these before your first viewing:
- South African ID or passport
- Latest 3 months of payslips or proof of income
- Latest 3 months of bank statements (official PDFs)
- Proof of current address
- An employment letter or reference if available
Step 4: Apply properly

Step 5: Understand the lease before you sign
South African lease agreements are governed by the Rental Housing Act. Key things to check:
- Lease duration — most are 12 months
- Deposit — must be held in an interest-bearing account and returned within 7–21 days of move-out

- Maintenance responsibilities — what's your responsibility vs. the landlord's?
- Utilities — what's included and what's billed separately?
Step 6: Do a thorough incoming inspection
Before you move anything in, do a room-by-room inspection with the landlord or agent. Document everything — scratches, marks, broken fittings — in writing and with photographs. This protects your deposit when you move out.
